Fashion retailers move to Park Royal

On behalf of longstanding client Sandpiper Securities, Lewis Craig have concluded lettings on two high specification distribution warehouse units at Gorst Road, Park Royal, to the West of London.

The units each comprising  some 6,500 sq ft, have been let to American retailer Forever 21 and to specialist retailer Trotters Childrenswear & Accessories who currently operate from 6 stores in Central London, South West London and Surrey.

Andrew Taylor, who heads up the Lewis Craig Management Department, comments, “We were delighted with the level of interest in the units which our client Sandpiper only recently redeveloped. It is apparent that there is a shortage of this quality of distribution warehouse space located close to Central London. The units are particularly attractive to the retail sector given that communications here are excellent with easy access to the A40 Western Avenue therefore providing easy road access to the West End and Westfield London”.

In addition to letting the units, Lewis Craig will continue to manage Sandpipers estate at Gorst Road as well as their wider property portfolio which includes retail parades in Victoria, Kilburn and Westbourne Grove.

High Stakes in Haverhill

Lewis Craig asset management department working closely with our professional team have completed a lease renewal with AXA (UK) Ltd of a major 40,000 sq ft regional office facility in Suffolk.

After two years work, a new 10 year lease has been completed on behalf of long standing off-shore management clients involving an annual rent roll approaching £300,000 pa.

The process of negotiating and agreeing a lease, not only satisfying AXA’s requirements but also our client’s funders, proved challenging to say the least. The situation was further complicated by having to resolve car park boundary and demise considerations, not to mention the trials and tribulations of having to navigate the legal and estate departments of both the Local and County Authorities – but we got there in the end!

Lewis Craig continue to manage this excellent asset, which also incorporates a substantial retail element involving tenants such as Greggs, Savers, Corals, etc.
