In the Summer of 2017, we had the pleasure of meeting with Kindred co-founders Anna Anderson and Sean Lever.
We then received instructions with the brief being to identify a property of special character in a central and accessible location for their exciting new project.
After looking at several potential options, one in particular captivated attention from the initial site visit, this being Bradmore House, Hammersmith, a unique and imposing Grade II Listed building, with origins back to the 1700’s, offering around 7,000 sq ft arranged over 3 storeys.
The idea behind Kindred being to provide a home away from home for city dwellers often feeling isolated and disconnected, a place where they could come together and meet in a multi-use venue offering a café, bar, restaurant, live events and co-working facilities.
Several months of negotiations with the landlord then followed, with many complex issues relating to handover condition, specific uses, design proposals, technical and service provisions into the building and lease terms, with legal agreement finally being reached and access granted to commence the fit-out programme.
Shoreditch based architecture firm Studioshaw and their team delivered this magnificent property, after just 7 months on site, restored externally and beautifully designed internally to an exceptionally high standard. The end result, a perfect combination of integrated spaces under one roof where people can connect from morning through to late evening.
Operating since the beginning of 2019 Kindred offers freshly prepared food and drink all day, dedicated space for co-working and meeting rooms, early morning yoga classes daily, weddings and private functions, live music most evenings and an ever changing programme of classes and workshops.
Anna Anderson, Co-Founder: “We wouldn’t be where we are without Lewis Craig’s guidance, support and incredible hard work. They discovered the perfect building for Kindred, led us through the extremely complex negotiations, and went above and beyond to make sure we got the best deal for our business”.
Lewis Craig are delighted to have acted as property advisers, from the initial brief of identifying a special opportunity, to handling particularly intricate negotiations and liaising closely with solicitors, architects and consultants throughout the entire acquisition process.
Kindred is located next to Hammersmith Underground Station at:
Bradmore House, Queen Caroline Street, Hammersmith, London W6 9BW
